Elite inclusions, please.

I bought a townhouse from bathla, universal property group, western sydney property group in June 2013. Total mistake....

since I paid the deposit to them, I went to construction site almost every weekend from Kogarah to Penrith. When we bought the house, the roof was already on and the only part left was installing the inclusions (kitchen cabinets, floor, blinds appliances etc.)

When I firstly visited the site, Happy...Happy....but it lasted only for 10 seconds!

When I saw the bench top installed in the kitchen....

Oh....My....Lord!

It was really thin as paper!

There were choices that we could upgrade inclusions to more expensive ones.
I chose the most expensive ones called "elite" and the horror story starts.....

The bench top I paid for was 4cm. 
The bench top they have installed was only about 2cm????

I thought they can make mistake and they will replace it once we report them.

O.K. O.K. So many phone calls and e-mails made them replace the thin bench top.

But they glued broken two pieces of bench top at the end........

I will show you what I am talking about.

When I asked them to replace the thinner bench top, they intentionally put the broken pieces.

What the hell?? Are you kidding me????? We bought the brand new house!
What the heck is that line in the bench top??? Who is gonna say "THANK YOU FOR YOUR Da** HARD WORK"???

I was so pissed off. This company's got serious issues!!!

    Please keep away your self from this builder.

    We have done same mistake like above ones.

    Some people say they improve lots then before but I can say this builders never gonna be changed.

    He sold us cheapest quality town house.

    They showing good off the plan in initial but in reality it's totally worst.

    Keep away your self everyone from this group.

  9. This is still happening in 2018!

    I have just done settlement for my apartment and like you I feel like I have made the biggest mistake in my life... I started Google'ing (which is now too late) and found the blog of https://plus.google.com/+RanjanRatnamRJ and commented there.

    I feel that I need to put my experience on as many places as possible so others do not make the same mistakes/ fall into Bathla's trap.

    Let's start off with how long it took from when I placed my 10% deposit to settlement. I first came across the off-the-plan project in May 2015, was shown display suite in June 2015 and everything looked beautiful and legit. So I paid my $2000 holding deposit the same month and eventually deposit soon after. And then they put you on hold for 33 months. Eventually in late 2017 I received an email forwarded by my lawyer from Bathla that the sunset date has been postponed. After 2 year? What can be next?

    (Around Aug 2015 I went to the site to check out the progress. Bathla also acquired a few numbers straight across from the site of my apartment and started construction so I thought great! They are a big developer with sufficient funds!)

    Finally first inspection in mid-March. The lift is beautiful! Schindler lift! Impressed! Got out of the lift on level 3. Two units right in front of me but neither of them are mine. My unit is situated 6 steps down a flight of stairs around a right angled corner! Nobody ever explained that to me on the floor plan! How do I get my couch, my dining table etc in??

    Inside the apartment, I want to say it all looks fine at first glance but that would be the biggest lie I tell this year. First thing I noticed was the finishing of the skirting board. If you watch enough Better Home and Garden you can do a better job. More oddly there are two layers of skirting, an approximately 5-6cm board against the wall then another 1.5cm thick bar against that. It looks like they were piecing wooden bars together like a puzzle. Some bars are one meter long and some are 10cm long. Then there are gaps around corners where they obviously haven't cut the bars at the right angle and nail holes and more gaps.

    Inside of the storage cupboards was also disappointing. There are gaps and cracks between where the shelves meet the wall which makes it looks like a 20-year-old place instead of a brand new apartment.

    1. The first major shock I came across was the bathtub in the main bathroom. Different to what I was shown in the display suite, a free standing bathtub was fitted instead of a build-in. You'd think that's great, it's trendy and modern. But not when it doesn't sit neatly against the wall. The bathtub isn't the correct size and it sits against a structural column that extends 10cm from the wall so there is a huge hole between the bathtub, the wall and the column. A kid could easily get their tiny limbs stuck in there. Guess what my agent said about it? Free standing bathtubs are the trend and more expensive. I don't care if it's made of gold I am concerned that it's a safety hazard and possible water damage and mould issues when water is splashed down there. We got the site manager in and he said they can't change it. OK fine I'll put it on the list to pass onto my lawyer.

      The second shock came when I reached the kitchen. The kitchen is tiled whereas the rest of the apartment is Laminex. The kitchen area is not only defined by the tiles but also raised above the rest of the apartment floor! That's not the only problem. The tiles are flushed with the Laminex at the dining room end but raised almost 1cm at the living room end. So basically the floor is not level... I pointed it out to the site manager. He said that is not a problem, water will not accumulate. WHAT!?!??! Do you not see what I see? I had my cousin who works in construction related work come in on a later day and he said that is definately a varied floor and the kitchen slab is raised above Australian Standard. I passed it onto my lawyer over a week ago but nothing has happened.

      My third major shock was dents and scratches on the sliding door frame. They are obviously damages from when builders were moving things out to the balcony (e.g. A/C unit). Where it had been dented I see rust already and the door doesn't slide smoothly. Site manager said they won't change it.

      I could go on for another 3000 words but I will free whoever is reading this from my mystery. But other LESS horrendous defects include bathtub mixer falling off before anyone has even moved in; they've drilled a square hole in the ensuite shower but fitted a round mixer so they just filled the gap with silicon; dented vanity basin in main bathroom but replacement was refused; a missing screw and a piece of rusted wire still hangs on the balcony hand rail; shoddy paint job - only one layer of paint so you can see through it; general clean up.

      A few days after settlement the reason for the odd two-layered skirting was revealed. My neighbour found mould problem (yes! already!) And he had to strip off the bars and he saw huge gaps between the 5cm skirting board and the floor. So we now know that they are using the 1cm bars to hide the gap! And the tradie who was sent in to fix it barely speaks English.

      I am a pretty unperturbed person but this has stressed me out quite a bit. It is my first big purchase in life. Everyone I know had been so happy for me until they found out what I am in for... I have been relying on my lawyer but I feel progress is too slow and that the developer won't even entertain me anymore since settlement is completed and they have my money. I started to take things into my own hands. That is how I come across this blog. More people need to know about the appalling, substandard work that this developer gives.
